“This attorney deserves zero stars! I usually don’t write reviews. However, if I can spare one consumer from enduring the stress and heartache that I am undergoing, I must share my experience. I purchased my first home in February 2022. The home I purchased was a new construction property. I was referred to Attorney Jim Miller by my realtor Corey Miller. I feel that I was Ill advised and misrepresented by this attorney. I was advised by this attorney that due to the property being a new construction , that my home’s property value had not yet been assessed. I was advised that next year “2023 “ my home would be assessed, and that at such time I should expect to see a significant property tax increase. Per attorney Jim Miller, “approximately $8,000”. However, unbeknownst to me my home’s property value had already been assessed in July 2021 (remind you I just purchased my home February 2022.) I just received the Cook County property tax 2021 2nd installment bill. The bill is a whopping $10, 761.48. I am livid to say the least. When I contacted this attorney regarding the bill, this attorneys response was “it’s exactly like I thought, I told you this prior to closing.” No sir you did not! What was explained to me was that my home had not yet been assessed, and that I should expect my taxes to increase next year in 2023. When I questioned this attorney that if this is what you thought, and explained to me, Then why wouldn’t you advise me to ask for the expected tax increase at closing? Or at the very least hold some money in escrow until the 2nd installment bill came out? To ensure your client was covered, and not stuck with someone else’s property tax bill! This attorneys response, “no builder would agree to that. Their view is that they’re building the home for you!” How do you know that Mr Attorney if we didn’t ask? Who in their right mind would close on a property, knowing that in 6 months ( Bill due out in July-August) they would be hit with an $11,000 property tax bill! I hired you to represent me! This was my first time buying a home! I relied on you for your expertise! You showed me you were either shady or incompetent at best! My advice would be to do not hire this attorney! He will not fight for you! He will not due his due diligence to ensure that you are getting a fair shake! I just left the Cook County assessors office and was informed that the seller received a letter in July 2021.The letter stated that the property had been assessed and listed the new assessment value. I was also informed that this information was also available on the Cook County website since this time as well. My attorney and realtor should have been aware of the home’s new assessed value. However, this information may not have been disclosed to me, as to not allow the deal to fall through (ensuring they get paid to close the deal) Additionally, I was getting ready to walk away from the deal at closing. Due to a disagreement with the seller regarding the property (patched holes in front entry way siding, instead of replacing (again brand new property .) I just had a really bad gut instinct at closing (never ignore your gut instinct.) I was threatened by this attorney that if I chose to walk away from the deal I would be sued by the seller. To make matters worse, my home came with a 1 year builders warranty. I have water leaking from the roof and in my basement. When my father contacted this attorney, his initial response, “it’s not that easy to sue”. How ironic! This attorney never had my best interest in mind. Again, hire this attorney at your own risk. As a first time home owner this is a very costly lesson for me. With an $11,000 property tax bill, I am more than likely going to be taxed out of my home.
